Our rigorous tenant selection includes credit, background and eviction checks, income and employment verification, rental history, debt to income ratio analysis, full tenant move in integration (walk through with photo documentation, utility set up, keys, and community rules if the property is in an HOA). Managing rural properties can be difficult from a distance. Tenants can collect unwanted items on a property and septic and well systems must be cared for. Our team offers monthly drive by check ups on each property, local vendor lists for quick repairs when needed including in house handyman services and all legal contracts and disclosures to ensure a smooth tenancy. Carol is our GO TO person for managing tenant and landlord payments, coordinating repairs, managing paperwork and accounting. Carol brings a career in budget management and understands the Landlord’s bottom line. She is also just fun, friendly and genuinely cares about BOTH Tenants and Landlords needs. Carol enjoys passions with her husband Ken including their 2 German Shepherds, 2 little dogs, horses and ranching, skeet shooting, motorcycle riding and exploring the great outdoors via horeback trail rides.
